Site Commissioning, Program Management and Peer Review
AKF is providing commissioning services, oversight and coordination, for a new office building in the metropolitan area. The facility will be roughly 1,600,000 square feet when completed. Goldman Sachs & Co. has employed AKF to provide full commissioning services, oversight and coordination of all MEP systems in the new facility. Initial occupancy is scheduled for 2008. The facility will have a number of unique energy efficient and green building design components and systems. Currently, the facility is seeking a LEED® rating. AKF will be reviewing and providing the required commissioning documentation for Goldman Sachs to achieve the appropriate LEED® rating points associated with commissioning activities.
The business units who occupy this facility require high levels of reliability and include equipment and components manufactured to the most demanding specifications. To assure the reliability of the MEP systems a program of construction quality assurance, comprehensive testing and commissioning program was instituted to meet Goldman Sachs' demanding quality assurance standards.
AKF was selected as the commissioning authority to observe and document all installations and startups for the facility's equipment. AKF is in the process of verifying proper start-up and function for each of the installed components and developed performance test procedures based on the design intent, project specifications, and manufacturer's specifications to verify that the installed systems perform to the requirements of the facility.
AKF will also be coordinating and developing the training programs for the facilities staff, performed by the appropriate installation contractors and manufacturers. Seasonal testing will be carried out after project completion to conduct performance tests and to verify system functionality.
